Hi Andy,
I believe that you can purchase Tax Lien Certificates in the U.S., but what about purchasing Tax Lien Certificates in Canada. Some of the Canadian Provinces do sell Tax Lien Certificates. Where are you living?

Hi Stephen,
Yes, it is possible to do your due diligence online. Most counties that have tax sales online also have the assessment data available online. And you don’t have to worry about paperwork, for online tax sales, all of the forms that you need can be filled out online.

I am very interested in tax lien investing but am not from the US and spend most of my time in Africa and Australia. I know that there are some online auctions but is it possible to do due diligence online? And then there is the paperwork………. Please let me know if it can be done or if I should just forget about tax liens and look elsewhere. Many thanks, Stephen.

Hello Joanne,
I heard about tax lien certificates a week ago, and I have been tring to learn as much as i can.Every web site I go to It seems ( includint yours,
taxlienlady.com) they want to sell me information. I have no problem buying info but so often witn info you don’t know what your getting until after you buy it and look it over. Could you give me a good reason why I should buy your program instead of Rouge investor or some other program. I do like the free info that I have gotten from you, It’s great but If I’m going to spend $299.00 a year for your program or from $200.00 to $450.00 for others I have seen on the net, I want to be sure that with that info I’ll be able to learn what I need to know to invest in tax liens sucessfully.I live in Nevada and I’m thinking about buying Arizona Tax lien certificates. So….. Tell me why or how yur program will help Me.
If I join tax lien lady .com will I get/have the tools to go out and buy tax liens and make 16% or more on my investments?

Thanks for your comment. Actually your pretty fortunate to be in Florida, a state with a lot of online sales, so you can do most of your due diligence from your computer and on weekends you can go look at the properties. I know it seems like it’s not worth it when the bidding typically gets bid down so low. But here’s what you need to understand. In Florida there is a minimum penalty that you get if you bid below that amount. Last time I checked it was 5%, and that’s a penalty, not an interest rate, so it’s not annualized. Many of the liens will redeem right away, so if you get 5% on your entire investment in less than a year that’s about twice as good as most CDs, plus you don’t have to have a lot of money to get into it.

Hi, Joanne,
I enjoyed listening to (and watching) your videos (boy, that’s a lot of weight you’re lifting!) Anyway, I’m kind of limited as to the time I can spend purchasing tax liens (I work outside the home), so the only courthouse I can travel to is Palm Beach County, Fla. (I can’t really travel to other states’ tax lien certificates sales in courthouses, etc.)
Again, are there other states (I think you mentioned Arizona) where decent tax lien certificates can be purchased by mail?
I guess I can start (like you advised) with my own state. I’m still not really clear on how I can make any money when the certificates are bid down as low as .25%. Maybe there’s a better way for me to comprehend it??
This type of investing sounds great–practically a sure thing! It sure beats the banks’ CD rates of 3%. Any other advice you can give me?
